The stretch of North Georgia running from Bartow County up through Cherokee and into Pickens County is far enough from Atlanta that it sometimes feels like a different world — and when a pipe bursts or a fire breaks out or mold starts growing in a crawl space, it can also feel very far from help. That’s a problem we’ve been working on for over two decades.
Property Restoration Pros has served homeowners across this corridor since 2001. We respond same-day to water damage, fire and smoke damage, and mold emergencies — and we handle crawl space encapsulation and duct cleaning for homes that need preventive work before the next storm season hits. Here’s what that looks like in the communities we serve north of Kennesaw and Canton.
Ball Ground
Ball Ground sits in the heart of Cherokee County, about 15 miles north of Canton on Highway 5. The area’s older housing stock — a lot of it built in the 1980s and 90s when the county was growing fast — tends to have crawl spaces that were never properly sealed, aging ductwork, and the occasional knob-and-tube remnant that creates fire risk. We’ve worked on homes throughout Ball Ground and the surrounding subdivisions.
- Water damage restoration in Ball Ground — burst pipes, appliance failures, crawl space flooding after heavy rain
- Fire and smoke restoration in Ball Ground — including kitchen fires, electrical fires, and chimney events
- Mold remediation in Ball Ground — crawl space mold is the most common call we get in this area
- Crawl space encapsulation in Ball Ground — vapor barrier installation, dehumidification, full encapsulation
- Duct cleaning in Ball Ground — especially important before summer cooling season
Holly Springs
Holly Springs is one of Cherokee County’s fastest-growing communities, which means a mix of newer construction and older homes that haven’t always kept pace with maintenance. Newer builds in Holly Springs sometimes have moisture issues tied to rapid construction — improper grading, builder-grade vapor barriers, HVAC systems that were sized wrong. Older homes have the classic North Georgia problems: dirt crawl spaces, outdated ductwork, and rooflines that weren’t designed for the rain volumes the area now gets.

Jasper
Jasper is the county seat of Pickens County — just over the line from Cherokee, and far enough north that some restoration companies don’t bother. We do. Jasper and the surrounding mountain communities have unique challenges: steeper lots mean drainage patterns that push water toward foundations in ways flat-county homeowners don’t deal with. Crawl space moisture and mold problems are extremely common here, and homes on well systems can have water quality issues that complicate Category 1 vs. Category 3 classification on water damage claims.

Bartow County
Bartow County — Cartersville, Adairsville, Emerson, Kingston — sits west of Cherokee and shares a lot of the same housing characteristics: a significant stock of 1970s-90s construction, crawl spaces that were vented when they should have been encapsulated, and homes that are just far enough from Atlanta that emergency response from most restoration companies is slow. We serve Bartow County with the same same-day response we provide in Cobb and Cherokee.

What to Expect When You Call
Whether you’re dealing with an active emergency or scheduling preventive work, the process is the same: one call to (404) 992-1125, and we’ll get a team out to you same-day for emergencies or schedule an assessment at your convenience for maintenance work.
We’re IICRC certified, fully licensed and insured in Georgia, and we work directly with your insurance adjuster on covered losses — so you’re not navigating the claim process alone. Tyson Scragg, our owner, has 22+ years of restoration experience across Metro Atlanta and North Georgia, and he’s personally involved in every job we take on.
If you’re in Ball Ground, Holly Springs, Jasper, or Bartow County and you’re not sure whether your situation requires a professional or just some preventive maintenance, call us anyway. The assessment is free, and we’d rather look at something that turns out to be minor than have you ignore something that isn’t. Request a free assessment here, or call (404) 992-1125 any time.
